What To Expect On Inspection Day
Before The Inspection
Once an inspection is booked, a confirmation is provided with the inspection time and details. If there are any specific concerns about the property, these can be shared ahead of time so they can be kept in mind during the inspection.
During The Inspection
A typical home inspection takes up to three hours, depending on the size, age, and condition of the home. The inspection is visual and non-invasive and is completed in accordance with the Home Inspectors Association of British Columbia (HIABC) Scope of Inspection.
The inspection focuses on the home’s major systems and components, including structure, exterior, roofing, plumbing, electrical, heating and cooling, ventilation, and interior components, where visible and accessible.
Client Attendance

Moisture testing is used to help identify hidden moisture that may not be visible during a standard inspection.
Clients are welcome to attend the inspection. To allow for a thorough and efficient process, it is often best for clients to join near the end for a walkthrough. This provides an opportunity to review key findings, ask questions, and discuss any areas of concern without interrupting the inspection.
After The Inspection
A detailed written report is provided within 24 hours of the inspection. The report includes photos, clear explanations, and practical recommendations to help clients understand the condition of the home at the time of inspection.
After The Report
If questions come up after reviewing the report, follow-up discussion is available. The goal is to support informed, confident decision-making without unnecessary stress or confusion.
Inspection limitations
A home inspection is not a code or bylaw compliance inspection. It is limited to visible and accessible areas at the time of inspection and does not involve destructive testing. Some systems or components may be restricted due to access, finishes, weather, or conditions present on the day of the inspection.
