Scope & Limitations of a Home Inspection

A home inspection is a visual, non-invasive assessment of a property’s condition at the time of the inspection. It provides a snapshot of the home based on conditions that were visible and accessible on the day the inspection was performed.

The inspection is completed in accordance with the Home Inspectors Association BC (HIABC) Scope of Inspection, which defines what can reasonably be evaluated during a standard home inspection.

What a home inspection covers

A home inspection focuses on the major systems and components of the home that are readily accessible, including:

  • Roof, exterior, and structure

  • Electrical and plumbing systems

  • Heating and cooling systems

  • Ventilation and insulation where visible

  • Interior spaces, windows, doors, and finishes

The inspection is observational in nature and does not involve dismantling, destructive testing, or moving personal belongings.

What a home inspection does not cover

A home inspection is not:

  • A code, bylaw, or permit compliance inspection

  • A technically exhaustive inspection of every component

  • A guarantee, warranty, or prediction of future performance

  • An appraisal or opinion of market value

Unless specifically agreed to in advance, a home inspection does not include:

  • Testing for asbestos, mould, or other environmental hazards

  • Water, air, or soil quality testing

  • Cost estimates or repair pricing

  • Determining the remaining life expectancy of systems or components

Access limitations

Some areas or components may be limited or excluded from the inspection due to:

  • Finished or concealed surfaces

  • Stored belongings or furniture

  • Locked, unsafe, or restricted access

  • Weather conditions or safety considerations

Any limitations encountered are noted in the inspection report.

Further evaluation

In some cases, further evaluation by a qualified professional or licensed trade may be recommended. This does not necessarily indicate a defect, but reflects that additional expertise or testing falls outside the scope of a visual home inspection.
